
Two major development projects are moving forward in the City of Vincent, targeting sites on the city’s western fringe. A Wollongong-based developer is proposing a 16-storey apartment tower at 194 to 200 Carr Place in Leederville. The project includes 13 one-bedroom, 55 two-bedroom, and 37 three-bedroom units, along with a single four-bedroom apartment. The Whitehaus Architects-designed scheme also provides 106 residential car bays, 16 visitor bays, and five motorcycle bays. The Leederville project would have 80 bicycle bays for residents, and 21 visitor bays. In May 2023, a 12-storey tower with 76 apartments was approved for the Leederville site. Public comment on the upsized 16-storey proposal closes on October 26.
Aged care plans for a heritage site
A Perth provider is seeking approval to construct a six-storey aged-care building at 19 Wright Street. The site adjoins the Lincoln Street sewage ventilation stack, which closed shortly after opening in 1941 due to corrosion issues. Built in 1941, the 38m-tall ventilation stack closed four weeks after opening because hydrogen sulphide corroded its extractor fans so quickly that it became financially unviable. The long-defunct stack was placed on WA’s state heritage register in 2008. The Silver Thomas Hanley-designed project would include 147 beds and 41 car bays. Four vacant brick-and-tile buildings would be demolished as part of the construction.
The Aegis proposal represents Stage 1 of a broader masterplan for the 1ha plot. The redevelopment aims to accommodate 300 to 450 people transitioning from hospitals into residential care. The owner, Michael Cross, noted that the project would preserve a separate heritage building on the site. The 1920-built Silver Chain Nursing League building, a Federation Queen Anne-style structure, will be retained and form part of Stage 3. The design for the new facility draws on the blueprint of an Aegis site beside Fiona Stanley Hospital.
Approval timeline and developer plans
Aegis has operated across Western Australia since 1983, providing more than 3100 residential beds across 30 sites. The group plans to add 800 residential beds across six projects. Stage 1 at Wright Street is the second of these projects, following the commencement of works in Bassendean. The Leederville apartment tower is Blaq Projects’ third development in Perth, following ground-breaking at Mosman Park. Both developments have set dates for public comment to close. Blaq is awaiting a decision from Western Australia’s metro inner development assessment panel. Public comment on Aegis’s Wright Street proposal closes on October 23.
