A joint venture between SomeraRoad and Marriott International plans to turn the historic Hotel Bossert at 98 Montague St. in Brooklyn Heights into a Ritz-Carlton Residences condo community featuring 62 units and a ground-floor restaurant.
The 14-story building, opened in 1909, is known for its Renaissance Revival brick façade, terra-cotta cornice and lion-head keystones, all slated for careful restoration.
Development timeline and partners
SomeraRoad bought the site in 2025 for $100 million, a developer statement says. The firm assembled architects, preservation experts and hospitality collaborators to “revitalize and reimagine the landmark while honoring its enduring legacy.”
Construction is set to start later this year, with completion aimed for 2029. SERHANT will lead sales and marketing for the condominium program.
The company previously oversaw Nashville’s Paseo South Gulch master plan, which includes 180 hotel rooms, 146 for-sale residences and about 84,000 sq ft of retail and office space, incorporating two historic Nashville structures.
Design, heritage and amenities
Helmle & Hubert designed the original structure, which showcases arched double-height windows, cast-iron railings and a sculpted granite base. Restoration will preserve these elements while updating interiors for modern living.

The hotel hosted notable guests, including the Brooklyn Dodgers’ 1955 World Series celebration. From 1988 to 2012, the Watchtower Bible and Tract Society owned the property and completed extensive renovations before the current redevelopment effort.
If the luxury branding draws affluent buyers, the project could set a precedent for similar conversions of historic structures in the borough, potentially influencing future zoning discussions. Market response will depend on pricing and the appeal of on-site services.
The Ritz-Carlton Residences brand now supports 79 locations worldwide, with upcoming projects in Cancun, Phnom Penh and Saigon. Units will be sold with brand amenities and access to Marriott’s Residence Owner Recognition Program.
Union Square Hospitality Group, founded by NYC restaurateur Danny Meyer, will open its first full-service Brooklyn restaurant on the ground floor. The venue aims to serve both condo owners and neighborhood patrons with fine dining and private entertainment options.
Brooklyn Heights, a city-designated historic district, is famed for 19th-century brownstones and waterfront views of the Manhattan skyline. The conversion adds a high-end residential component to an area already prized for its architectural heritage.
